Market update: Milwaukie is sizzling! We’re not even 2 months into the year and I’ve sold two homes there (with a third one listed + open this weekend) and represented buyers on 2 other Milwaukie homes (pictured). What gives? Value! Let’s have a look:
- Lower prices: Milwaukie is a more-affordable bedroom community of Portland. You get more bang for your buck in our sister to the south. One of my buyers just landed a gorgeous NEW, sprawling home for 425k that’d be closer to 600k if it were in Portland city limits.
- Lower taxes: Way lower in Clackamas County compared to Portland’s Multnomah County.
- Bigger lots: Milwaukie is a lot less dense than Portland. While Portland is building up, Milwaukie can still build out which means large lots can still be found at lower prices.
Just look at my current listing in Milwaukie. It’s a brand new 5 bed / 3 bath Craftsman, exceptionally built, full of all the modern bells + whistles (Pre-plumbed for solar, Bluetooth speakers in the upstairs bathrooms) and it’s listed at $549,000. If this were located, say, a mere 1.5 miles closer to Portland in Woodstock, it’d go for $725k!
